Most projects wrap up in one to three days, though larger jobs or hardwood refinishing can take a bit longer. Once we take a look at your space and talk through the details, we'll agree on a start date that works for both of us. We keep things clear so you know what to expect before any work begins.

Move furniture out of the rooms we'll be working in before we get there. We handle the flooring, but clearing the space is on you. Secure your pets in a separate area, since the work can stress them out and we'll need clear access all day. Just make sure we can get in and out without any hassle, and we'll take it from there.

Sanding hardwood floors kicks up real dust, so we use dust containment equipment to keep it from spreading through your home. We protect adjacent areas and clean up debris at the end of each workday. We won't promise a completely dust-free process, but we work clean and leave the space tidy before we head out.

For homes with big dogs we usually point people toward vinyl plank or tile. Both shrug off claws and the occasional accident, and a textured surface hides the scratches that do happen. Engineered hardwood can hold up well too, but the finish has to be bulletproof. If you can scratch it with your thumbnail, it will not last. Watch out for large grain oak especially, because the soft grain gives way no matter how strong the finish is.

Subfloor trouble is common in older Austin homes, and we check for it before anything goes down. Soft spots, moisture, and uneven areas get sorted first, because a new floor will telegraph whatever is underneath it. If we find something once the old flooring is up, we will show you what we found, explain what it means, and give you the cost before we carry on.

For most installs, furniture can go back the same day the floor is finished. Refinishing is different, because the finish needs time to cure before it takes weight. We ask for 3 to 4 days before furniture goes back, and we recommend waiting 14 days before rugs go down so the finish can cure fully. On refinishing jobs we ask the customer to handle moving furniture out and back in, so plan for that when you schedule.
